Northern regions of England are seeing the strongest growth in sale numbers and annual house price rises of 3% Southern regions have more homes for sale and lower house price growth of less than 1%. This stark contrast represents a fundamental shift from the London-centric growth patterns that defined the previous decade. 

The Great North-South Reversal 

The traditional hierarchy of UK property markets has been turned on its head. Zoopla’s data shows that house price inflation varies widely at a city level – from small price falls in Aberdeen, Brighton and Bournemouth to prices increasing by over 5% in Blackburn and Belfast.

Rightmove’s property expert provides crucial context: “In the current market, buyers may well have several similar homes to choose from in their area, and a home which appears over-priced compared to the competition may not get a second look. This month’s price increase being the lowest in May for nine years is a sign of a market that favours buyers”.

The regional story becomes clearer when examining supply patterns. Zoopla’s analysis reveals that the number of homes for sale has grown most quickly across southern regions of England, boosting choice. This increased supply is keeping price growth in check across traditionally expensive areas. 

Conversely, there are just 3% more homes for sale in the North West and 5% more in Scotland than a year ago. Lower availability of homes for sale, better affordability and faster growth in sales explain why house prices are 3% higher across the North West and 2.9% higher in Scotland.

London’s property market tells perhaps the most dramatic story of regional divergence. Recent data shows the capital experiencing minimal growth, with some areas seeing price falls. This contrasts sharply with historical performance and reflects affordability constraints that have reached breaking point for many buyers. 

The shift away from London dominance creates opportunities for investors willing to look beyond the capital’s traditional appeal. Areas that were once considered secondary markets are now leading performance charts, driven by better affordability and stronger economic fundamentals.

The data shows that northern regions of England, Scotland and the East Midlands are registering the fastest growth in agreed sales compared to a year ago. However, affordability constraints are behind a slower growth in sales across southern regions of England.

Rightmove reports that despite seasonal factors, new home-buyer demand slowed to +4% compared to last year, with new sellers coming to market up by +14%. The increase in choice benefits buyers but challenges sellers to price realistically. As Rightmove notes, the number of homes available for sale is at a decade-high, so there’s more choice for would-be home-buyers, which has limited price growth.

Regional affordability differences continue to drive market dynamics. Areas with lower entry costs are experiencing stronger demand and better price performance. This creates a virtuous cycle where investors can achieve better yields and capital appreciation in markets previously overlooked. 

The mortgage environment supports this trend, with mortgage interest rates lower than they were at this time last year, and the much-anticipated second Bank Rate cut of the year could spur on further mortgage rate reductions from lenders.
